Brow House

New construction proposed on Signal Mountain, Tennessee.  The site presented extremely challenging constraints: triangular lot with small buildable area; a 50' street right-of-way offset from the street centerline by 5' (reducing the front yard setback 5', while properties across the street benefit from a 5' closer-to-street buildable line); solid bedrock subsurface conditions; a 600-foot sheer drop 15-20 feet beyond the rear wall of the proposed house.  Bema A/E was able to "win" a variance approval from the town for a reduced setback, after a difficult application and public hearing process.
